What’s the EC Eligibility Criteria for Singapore Executive Condominium (EC) in 2024?
This guide explores the EC eligibility criteria you need to meet to snag an Executive Condominium (EC) in Singapore for 2024. Learn about income ceilings, family nucleus restrictions, and more to see if you qualify for your dream EC home.
Family Neuclus:
- You and your fiancé or fiancée
- You and your spouse, and child(ren)
- You, your parents and siblings. If you are an unmarried/ widowed/ divorced Singapore Citizen (SC) buying an EC with parents, at least 1 of your parents must be a SC or Singapore Permanent Resident (SPR).
- You and your child(ren) under your legal custody, care and control (for widowed/ divorced persons). If the care and control of your child is shared with your ex-spouse, you must obtain his/ her written agreement before you may list your child in an EC application.
- You and your siblings who are orphans and single, i.e. unmarried, divorced or widowed persons@ may apply for an EC unit with the following criteria:
- All your siblings are listed in the same application, and they are not applying for/ owning/ renting a flat separately.
- At least 1 of your deceased parents was a SC or SPR.
- You and up to 3 other singles as core applicants
Citizenship:
Fiancé and fiancée, married couples and/ or parent(s) with child(ren), orphaned siblings must be,
- At least 1 Singaporean Citizen
- At least 1 other SC or SPR
2 or more Singles:
- All applicants must be SC
- Age:
- Must be at least 21 years old
- All Singles must be at least 35 years old
- Monthly Income:
- Total income of all applicants must not exceed $16,000
EC Eligibility Criteria on Property Ownership:
You do/have not:
- Property Ownership: No overseas or local property ownership currently, and none disposed of in the past 30 months.
- Previous Purchases: No prior purchase of a new HDB, DBSS flat, or EC.
- Grant History: No prior receipt of a CPF Housing Grant.
- Purchase/Grant Limit: Eligible for this purchase/grant as you have only acquired one such property/grant previously
- Grants: (CPF Housing Grant)
- $10,000 or lower:
- SC/SC = $30,000
- SC/SPR = $20,000
- Half Housing Grant SC/SC or SC/SPR = $15,000
- $10,000 or lower:
- $10,001 to $11,000:
- SC/SC = $20,000
- SC/SPR = $10,000
- Half Housing Grant SC/SC or SC/SPR = $10,000
- $11,001 to $12,000:
- SC/SC = $10,000
- SC/SPR = NiL
- Half Housing Grant SC/SC or SC/SPR = $5,000
- More than $12,000:
- NIL for all cases
You can apply for the Citizen Top-Up of $10,000 when a qualifying member of your SC/ SPR household obtains Singapore citizenship. To be eligible, you are required to submit your application to HDB within 6 months.
